Common causes of ceiling damage

  • Roof or plumbing leak — brown stain, soft spot, sometimes a bulge.

  • Movement cracks — house settling, especially on stumps or slabs that have shifted.
  • Hairline crazing — usually cosmetic, common in older skim coats.

When to worry vs when to leave it

A hairline crack that hasn't moved in years is cosmetic — patch it when you next paint. A visibly sagging ceiling, active water stain, or a crack that's opened up recently is a get-someone-out job. Sagging ceilings can come down suddenly and they're heavy. Don't wait.

How a proper ceiling repair goes

  1. 1Find the cause first. Fix the leak or movement, otherwise you're just wallpapering over the problem.
  2. 2Cut out the damaged section back to sound plasterboard on the joists.
  3. 3Piece in new board, screw fixed, joins taped.
  4. 4Base coat, second coat, finish coat, sand.
  5. 5Blend into surrounding ceiling texture (or skim the whole ceiling flat if it's textured and you want a modern look).
